blijkt dat de opname van nieuwe kantoorruimte over de eerste drie kwartalen van 2024 is uitgekomen op 560.000 m². Daarmee ligt de geregistreerde transactiedynamiek van huur- en kooptransacties van kantoorruimte op de gebruikersmarkt een vijfde hoger dan aan het einde van dezelfde periode vorig jaar (+20%).<br /> <br /> Circa 60% van de in 2024 verhuurde vierkante kantorenmeters bevond zich in de vijf grootste steden, waarvan Amsterdam traditiegetrouw het grootste aandeel voor zijn rekening neemt (21%). Met een opname 115.000 m² ligt de transactiedynamiek in de hoofdstad op een lager niveau dan vorig jaar en valt het aandeel in de totale Nederlandse opname met 21% kleiner uit. Vorig jaar registreerde Amsterdam een hoge opname die was toe te schrijven aan de vraag naar nieuwe, kwalitatief hoogwaardige kantoorruimten op uitstekend bereikbare locaties in de stad. Onder andere in Den Haag, waar het Rijksvastgoedbedrijf bezig is haar duurzaamheidsambities te realiseren, leidde dit al tot de aankoop van circa 75.000 m² van andere kantoorgebruikers in de hofstad. Vooral de aankoop van de Prinses Beatrixlaan 23 en de Lange Houtstraat 8 zijn in dit verband exemplarisch.&nbsp;<br /> <br /> Duurzaamheid en compatibiliteit met hybride werken zijn voor de Volksbank in Utrecht de aanleiding geweest om vanaf 2026 letterlijk een deur verder te kijken getuige de aanhuur van circa 20.000 m² van het dan volledig gerenoveerde en Breeam Excellente kantoorgebouw Hojel City Center II. In ’s-Hertogenbosch zal de bank haar huidige snelweglocatie verruilen voor een locatie nabij het intercity station à 4.000 m². In Rotterdam zal Unilever vanaf volgend jaar haar huidige hoofdkantoor aan het Weena verlaten voor 7.000 m² kantoorruimte in AIR Offices in het centrum van Rotterdam en 5.000 m² in het centrum van Amsterdam met de aanhuur van Bloomhouse aan het Singel. Beide kantoren bevinden zich in het bruisend hart van de steden en anticiperen op hybride werken, ontmoeten en beleven. Kantoorgebruikers die verhuizen, maken vrijwel zonder uitzondering een kwaliteitsslag en geven in deze context de voorkeur aan duurzame kantoorgebouwen die gelegen zijn op locaties die uitstekend bereikbaar zijn en waar alle mogelijke faciliteiten binnen handbereik zijn. Kantoorgebruikers zetten daarmee in op een maximale ondersteuning van het hybride werkconcept. Het gaat echter niet per definitie om minder vierkante meters, maar om een andere manier van ruimtegebruik op alternatieve locaties. Kantoorgebouwen worden meer dan ooit gerealiseerd in bruisende woon- en werkomgevingen, waar mensen zowel professioneel als persoonlijk het beste uit zichzelf kunnen halen. Dit wijst op een verschuiving in de vraag naar specifieke soorten kantoren: hoogwaardige, duurzame gebouwen op toplocaties in de centra van grote steden.<br /> <br /> De huidige zoekvraag vertaalt zich naar een stabiele aanbod- en leegstandsontwikkeling bij een stijgend huurprijsniveau. Dit wijst op polarisatie in de kantorenmarkt, veroorzaakt door de schaarste aan gewilde, hoogwaardige kantoren. Kantoorgebruikers hanteren bij nieuwe huisvesting veelal dezelfde zoekvraag, wat een selectieve opwaartse vraagdruk veroorzaakt in het topsegment van de markt.
