(City of Leesburg)</figcaption></figure> <p>The proposed homes would be built on 50-, 60-, 70- and 145-foot lots and would vary in size depending on the lot width. Homes on the estate-sized lots would have to have at least 2,000 square feet of living space. The maximum height for the development is two floors.</p> <p>The site plan from <a href="https://www.rviplanning.com/"><strong>RVi Planning + Landscape Architecture</strong></a> designates 4 acres for recreation. A swimming pool, playground, dog park, gazebos and a walking trail around the wetlands on the property’s northeast corner are all planned. Additionally, Richland is proposing a 100-foot landscape buffer from No. 2 road that includes existing trees, new landscaping and a fence to address concerns from the residents already residing in the area.</p> <p>Concerns about traffic on No. 2 Road from nearby residents prompted the developer to move the proposed neighborhood’s access point off of that road to an access point through the proposed <a href="https://www.growthspotter.com/2022/01/04/leesburg-council-approves-1088-acre-annexation-over-objections-from-lake-commissioners/">1,088-acre Whispering Hills</a> master-planned community on the former Journey Circle M Ranch. (Site plan by S&ME)</figcaption></figure> <p>Other significant adjustments made to the Silver Springs site plan because of resident concerns include one-acre lots along No. 2 road and certain architectural standards that include rural character, said Tara Tedrow, shareholder and land use attorney for <a href="https://www.lowndes-law.com/">Lowndes</a>, who presented at the meeting.</p> <p>“We increased the size of the lots along the perimeter, we increased the size of the lots along No. 2 Road, respected the buffer requests from the neighbors, and also removed access entirely from No. 2 Road,” she said. “The plan was changed to have that access be routed through Whispering Hills to 27.
