class="entry-meta-date updated dt-published"> on August 29, 2021</span></p><div class="entry-content e-content clearfix"><p>Construction has officially begun at 1323 Boston Road, a new affordable senior housing project in The Bronx. Known as Garden Towers Apartments, the development is wedged between Clinton Avenue and Boston Road in the <a href="https://newyorkyimby.com/neighborhoods/morrisania">Morrisania</a> neighborhood and will introduce 150 apartments spread across two buildings.</p><p>From developer <a href="https://newyorkyimby.com/category/foxy-management">Foxy Management</a>, the Garden Towers Apartments campus will include an eight-story building facing Boston Road and a seven-story building facing Clinton Avenue. The buildings will contain 86 and 64 apartments, respectively. The mix of units will include 109 studios, 40 one-bedroom apartments, and one apartment for a live-in superintendent.</p><p>All apartments will be reserved for households earning at or below 50 percent area median income and restricted to adults 62 years and older. A total of 45 apartments will be reserved for formerly homeless seniors who will have access to on-site supportive services provided by the Hellenic American Neighborhood Action Committee (HANAC). Services will include case management, health care services, meals, transportation, and language translation.</p><p>“Creating affordable housing and expanding opportunities for our seniors and our most vulnerable population, who are some of the people who have been hardest hit by the pandemic, is not only important but will play a crucial role in our borough’s recovery,” said Bronx Borough President Ruben Diaz Jr. “The Garden Towers Apartment Development is a monumental project and serves as a model for how we should be taking care of our seniors who have stood by our borough through the good times and the bad.”</p><p>From architects Newman Design, the two buildings will be connected by a glass-enclosed greenhouse that will serve as a walkway from one building to the other, as well as a gathering place for seniors and their families. Additional residential amenities include on-site parking, indoor bicycle storage, laundry facilities, a computer room, and three large multipurpose rooms, two of which will have kitchenettes. There will also be a social services suite with program offices and a conference room for use by HANAC.</p><p>Total construction costs are estimated at $93 million. New York State Homes and Community Renewal financing for Garden Towers Apartments includes $23.7 million in permanent tax-exempt bonds and federal low-income housing tax credits that will generate $42.3 million in equity. The Governor’s Office of Storm Recovery is providing a $9.3 million loan. The New York City Department of Housing Preservation and Development is providing $9.3 million through the Senior Affordable Rental Apartments program and will provide project-based Section 8 vouchers for all residents.</p><p>“As we continue navigating the COVID pandemic, it is critical that we invest in housing that allows people to live safely, affordably, and independently with access to life-
