<strong>万科、越秀、中海</strong>在市区多个热销网红盘互相竞赛，推出一口价、特价房源，有些项目首开便低于周边均价。</p> <p> 在远郊盘，<strong>中建、保利</strong>等房企面向手头稍紧的顾客调整分期<strong>【你这边上车门槛降到10万，我这边5万就能马上拿下】。</strong></p> <p> 保利还推出了“安心购房节”，亮着央企的牌子，拍胸脯保证：<strong>【是<a target="_blank" href="https://www.jiwu.com/baike/15292.html">准现房</a>，0月供安家，收楼再供楼，先住后供】</strong>。</p> <p> 在深圳，招商蛇口的王牌购房节上，<strong>【购房补贴可达368万元/套】</strong>，补贴的价格可抵<strong>一套房</strong>；在厦门集美，厦门国贸某项目的降价幅度吊打一旁的正荣。</p> <p> 相比送礼、送车位、包物业费等促销手段，房企现在学精了：<strong>市场的基础是支付能力，消费降级下，降价对刚需来讲才是王道。</strong></p> <p> 形成对比的是，国庆期间一些民企营销动静反倒不大。在降价这件事情上，一些掣肘因素相当棘手。</p> <p><strong>首先</strong><strong>，没有新增项目的情况下，现有项目降价，资产负债表就更加难看。</strong></p> <p><strong>再者，民企也没底气，有些已用于抵押融资的项目，如果要降价还需要追加担保。</strong><br></p> <p>手中剩下的这点宝贝，在低谷期贱卖还是不舍得，多数人还是愿意再等等。</p> <p> 相比之下，融资充足，尤其现在还能低价拿地的国央企，降价的空间更大、心态也更稳。</p> <p> <strong>有降价的资本，也有市场支持的信心</strong>。民企爆雷、项目烂尾大背景下，国央企市场信任度摆在那里。</p> <p> 在楼市复苏艰难时刻，国央企们的业绩已经率先前进了一步。</p> <p> 8月，克而瑞数据显示，单月业绩环比实现较高正增长的多为国央企，包括区域性房企建发、越秀，以及央企中的金茂和中海。</p> <p> 9月，TOP100房企销售金额难得呈正增长达10%，主要靠的也都是国央企。其中环比增幅在35%上有华润、绿地、越秀、招商蛇口等企业。</p> <p> 机构指出，一部分国央企在当前政策利好的正向刺激反馈下，实现了不错的销售去化。</p> <p> <p> <strong>二手房比新房暖一些</strong></p> <p></p> <p></p> <p></p> <p></p> <p> 刚过去的“金九”，部分房企的销售额稍许有了些起色，但在“银十”的重要开场——国庆节，又给了行业当头一棒。</p> <p> 机构监测数据显示，15个重点监测城市新建<a target="_blank" href="https://www.jiwu.com/zhuanti/133189/">商品住宅</a>成交4474套，较去年国庆假期<strong>下降47.1％</strong>，北上广深、杭州、成都等热门城市成交量、成交面积基本腰斩。</p> <p> 广州某代理机构总经理透露，“<strong>整个黄金周全市成交不超过1000套</strong>，往年均值是2000至3000套，峰能达到4000套。”</p> <p> 现在的<a target="_blank" href="https://www.jiwu.com/zhuanti/133003/">买房</a>人，多是抱着佛系的心态，<strong>看的多，买的少</strong>成了国庆各地楼市的状态。“反正现阶段不会涨价，说不定挑着挑着，房价和房贷利率又降了。”</p> <p> <strong>同样</strong><strong>也有随缘的开发商，并不着急推货</strong> 广州今年十一实际推货量为1908套，相比去年减少了53%；东莞主城、松山湖等热门片区供应也大幅萎缩。</p> <p> 有中介向地产壹线坦言，“价格已经降到这份上了，早推、迟推影响不大，就看开发商心情了。</p> <p> 风向变了，“金九”连续两年成色不足，黄金周已经不再是肥肉了。</p> <p> <strong>对比新房的不如意，二手房的暖意却在悄悄传递。</strong></p> <p> 根据贝壳研究院数据，十一期间50城二手房日均成交套数<strong>同比增长约54%</strong>，较2020年同期增长约3%。</p> <p> 其中东莞、成都、厦门、佛山、苏州等热门城市二手房成交套数超过去年同期的两倍。</p> <p> 此前就已经有不少业内人士分析，二手房会先于一手房升温。</p> <p> 一个原因是，在“断供潮”“烂尾潮”的阴影下，<strong>相对新房，二手房的交房风险更低。</strong></p> <p> 另外，<strong>2022年以来，二手房政策宽松的口子拉得更大</strong>，像“1年内换房退个税”“限售年限的缩短或取消”“二手房增值税免征年限减少”等，都是促进交易的润滑剂。</p> <p> </p> <p> </p> <p> </p> <p> </p> 可整体来看，复苏依旧微弱，三季度重点100城新建商品<a target="_blank" href="https://www.jiwu.com/zhuanti/133033/">住宅</a>成交面积同比降幅近三成，<strong>成交规模为2015年以来同期水平</strong>。</p> <p> 三季度<strong>全国已有约200省市出台救市政策超300条，</strong>放松政策花样频出，却更像是小火添柴，烧不开水。</p> <p> 克而瑞广佛区域首席分析师肖文晓认为，<strong>根本原因在于，许多一线城市现有政策并未触动核心的限购限贷底线。</strong></p> <p> 例如，北上广深的购房门槛依旧卡得严格，比例也集中在30%以上，二套也平均在60%以上的高位。</p> <p> 还包括许多核心二线城市，像南京、苏州也多次传出放松限购限贷传闻，但终都没有落实。</p> <p> 房贷利率方面，中央日前宣布的“各城可继续放松房贷利率”，目前也更集中于广东清远、阳江，山东的济宁等三四线城市。</p> <p> <strong>一线和强二线城市的走向，是市场的整体风向标。而目前现有的政策，对这些城市的楼市升温有限，或需要更长时间发酵。</strong> </p> <p> 许多机构认为，<strong>第四季度还会有利好释放</strong>，“不排除后几个月仍有强心剂，刺激到具体城市。”</p> <p> 对于市场的反应，分析也指出，虽然四季度可能有所修复，但当前行业信心仍处于低位，疫情防控延续的情况下，<strong>市场信心短期内难以出现根本性扭转</strong>。</p> <p> 中指院预计，<strong>【四季度全国<a target="_blank"
