36-unit mixed-use building at 306 West 142nd Street, in northern Harlem. Since then, a <a href="http://therealdeal.com/2015/06/12/the-week-in-renderings-38-west-33rd-st-306-west-142nd-st/" target="_blank">rendering has surfaced</a> of the project, and concrete pouring for the foundation is underway, <a href="http://harlembespoke.blogspot.com/2016/04/revive-306-310-west-142nd-street-lot.html" target="_blank">Harlem+Bespoke reports</a>. The structure will encompass 38,991 square feet, of which 2,036 square feet of space will be designated for a ground-floor community facility. The residential units should average 650 square feet apiece, indicative of rental apartments, and amenities include storage space for 18 bikes, laundry, an outdoor space on the ground-floor, and a rooftop terrace. Montroy Andersen DeMarco is designing, although EDI International is currently serving as the architect of record. Heritage Real Estate Partners is the developer. Dubbed Strivers Plaza, the 64,948-square-foot project will eventually host studio, one-, and two-bedroom rental apartments. Individual units should average 876 square feet apiece, and amenities listed in the Schedule A include recreational rooms, storage for 28 bikes, an outdoor recreational area on the second floor, refuse rooms on each floor, and a rooftop terrace on the seventh floor. An 8,024-square-foot supermarket will occupy most of the ground floor, along with a 498-square-foot community facility. On the 129th Street side, there will be an eight-story building, and together, the entire project will encompass 68,103 square feet. As reported earlier, the apartments should average 931 square feet apiece, which means rentals or condos may be in the works. Fane Organization is the developer and Kutnicki Bernstein Architects is behind the design. Greene Science Center at 3229 Broadway, between West 129th and 130th Streets, in the Manhattanville section of Harlem. It was the first building to rise within Columbia’s new 17-acre Manhattanville campus. Later that year, the single-story structures on the triangular lot immediately to the south <a href="http://harlembespoke.blogspot.com/2014/12/revive-former-floridita-building.html" target="_blank">were demolished</a> in preparation for Columbia’s three-story, 55,890-square-foot academic conference center. <a href="http://harlembespoke.blogspot.com/2016/03/architecture-new-designs-in.html" target="_blank">Harlem+Bespoke</a> now has a rendering of that building, located at 3205 Broadway. The building will include a café, an information center, offices, meeting rooms, and two auditoriums. Excavation work is reportedly underway and completion of the building is expected in 2018. href="http://newyorkyimby.com/2015/04/revealed-affordable-housing-coming-to-260-west-153rd-street-in-harlem.html" target="_blank">YIMBY revealed renderings</a> of L+M Development Partners’ planned seven-story, 50-unit mixed-use building at 260 West 153rd Street, in Harlem. Since then the project has wrapped up construction, <a href="https://www.dnainfo.com/new-york/20160209/central-harlem/live-2-bedroom-for-830-month-harlem" target="_blank">according to DNAinfo</a>. The 75,484 square-foot structure is completely clad in brick façade and its windows have been installed. There will be 14,331 square feet of community facility space on the ground and second floors, which will be occupied by a day care and offices for a local community organization. The apartments above will all rent at below market-rates. Thirty-four of them – studios, one-, and two-bedrooms – are already listed on the <a href="https://a806-housingconnect.nyc.gov/nyclottery/AdvertisementPdf/226.pdf" target="_blank">affordable housing lottery</a>. The project will encompass 15,896 square feet, and 13,163 square feet will be used as residential space. Units will begin on the ground floor and will average 658 square feet apiece, indicative of rentals. The structure will be topped by a 433.5 square-foot rooftop recreational space. Boaz Golani’s Bronx-based BMG Design Build is the architect of record.
