national economy in any country, which constitutes an important element of the wealth of the whole society and has a stable and long-term impact on national economy and social development. Based on the price theory of supply-demand equilibrium and the theory of real estate cycle fluctuation, the article combines the stock-flow model and vector autoregression model of real estate price to establish a quantitative analysis PVAR model of credit policy on real estate price fluctuation. Data from 31 provincial regions in China from 1998 to 2023 are selected as the research samples, and the specific effects of different credit policies on real estate price volatility in the housing finance market are verified through empirical analysis. When the scale of credit policy expands by 1 percentage point, real estate prices will increase by 0.00611 percentage points, while credit interest rates have a positive impact on real estate price volatility for 6 to 7 periods, and then change to a negative impact. Different regions under the credit policy on real estate price volatility there are differences, and the faster the growth rate of real estate prices in the region credit policy on real estate prices to promote the role of the more obvious. Real estate price regulation needs to accurately combine regional and economic development, so as to optimize the credit policy of the housing finance market, and then ensure the stability of real summarized and their problems are analyzed. In this paper, the time-domain response spectrum is first analyzed and the frequency-domain normalized spectrum is given. The normalized time-frequency response spectra are calculated and compared by four typical ground vibration waveforms. This project will use the standardized time-frequency response spectrum analysis method to analyze the susceptibility of impact ground shaking and ground motions containing rich high-frequency components to structural damage under the action of strong earthquakes. The results show that the method can better reflect the ground shaking response characteristics and the damage mechanism of the structure. data-widget_type="text-editor.default"> <div class="elementor-widget-container"> <b>Abstract: </b><p>This paper explores the use of technology in assessing wheelchair accessibility in existing and newly built homes. Our investigation was divided into two parts. The first part applied simultaneous localization and mapping (SLAM) and computer simulation technologies to existing homes to evaluate them for wheelchair accessibility. The second part considered the possibility of converting new houses in New Taipei City into accessible houses for wheelchair users, specifically focusing on kitchen design as a test case. Tasks in the first part of this study include the autonomous robot car, computer-aided simulation, SLAM, and field testing. The goal was to evaluate the possibility of employing robotic technologies for helping modify existing homes in order to make them more accessible by a wheelchair. The investigation started with LiDAR integration into an inexpensive autonomous robot car by designing and assembling hardware as well as integrating software. Then SLAM was employed to map the floor plan of a home, while the software for simulating a robot was used for modeling a wheelchair movement inside the house. Finally, field tests were conducted in the actual home environment and the methodology was analyzed. In the second part of the investigation, 137 floor plans of new homes in New Taipei City were analyzed and classified into eleven types. The study used the chi-square test to assess which home types are most suited for accessible-kitchen modification, and no specific type was found to be particularly suited for this purpose. The study indicated that only 30.7% of the kitchens could be adapted to become wheelchair-friendly. However, 69.3% of kitchens in new homes were discovered to be inappropriate for adapting to accommodate wheelchair accessibility. The identified problems included a stretched kitchen layout, a narrow space, undersized kitchen, poor traffic, and kitchen located near entrance. <b>Abstract: </b><p>In order to realize the goal of green and low-carbon design of Hainan rural residence, this paper, based on VR technology, researches and designs the Hoppe algorithm of scattered point cloud data, bidirectional reflective distribution function (BRDF) of data processing and real-time realistic rendering technology in the process of structured mesh generation, and real-time realistic rendering technology in the indoor visualization design system of residential house. Secondly, by screening the experimental scenes, the differences in the perception of the screened scenes are analyzed from the perspectives of public gender, education and profession. Finally, the application effect of VR technology in Hainan rural residential design is compared and analyzed. The results show that the ratings of males on the four indicators in the LP group are 3.08, 3.37, 3.23 and 3.49, respectively, and the ratings of females are 3, 3.68, 3.51 and 3.78, respectively.The ratings of undergraduates on each indicator are higher than those of postgraduates and above in the PP group, the DP group and the SE group. The scores of all indicators on the LP group of the professional population were lower than those of the non-professional population. The use of VR technology can allow users to produce visual, auditory, and tactile changes at the same time, but also to display static and dynamic space, and to do the interaction of the scene. Its display effect is better than other programs. The average satisfaction of the public with the 8 aspects of VR technology design residential houses is greater than 80%. class="elementor-widget-container"> <b>Abstract: </b><p>In the context of the increasingly widespread application of high-rise buildings, the selection of foundation base forms with appropriate materials is of great practical significance. The article takes the student teaching building of a college in city A as an example, with the help of the eigenvalue buckling analysis method provided by ANSYS, the three-dimensional finite element model is used to analyze the foundation pit building support structure from the soil moisture content, seismic action and the influence of different clay soil quality. Meanwhile, the feasibility of adopting foundation for buildings with clay1 as the main holding layer is verified from both energetic and dynamic aspects. After the foundation pit building construction, the lateral displacement is overall small, and the maximum lateral displacement is controlled within 4mm. With the increase of soil moisture content, the lateral displacement of the supporting structure gradually increased, and when the moisture content increased to 7 ml and 8 ml, the cumulative values of lateral displacement were 4.4 mm and 5.5 mm, which increased by 1.2 mm and 2.3 mm, respectively, with an increase of 37.50% and 71.88%, which indicated that the building construction should avoid the effect of the rainy season on the soil moisture content. With the analysis under the coaction model, the results show that the rate of foundation soil subsidence is increasing with the increase of floor loading. Under the analysis of the effects of different earthquake levels on different soil qualities, the interlayer displacement of clay 1 under 8$\mathrm{{}^\circ}$ multiple and 8$\mathrm{{}^\circ}$ rare functional needs, this paper actively explores the variable space planning strategy in interior design. The environmental design scheme is proposed to realize the indoor ecological functional needs by utilizing space design with minimum energy consumption. The analysis of the functional needs of residential users reveals that it is feasible to meet the functional needs of different groups and different stages of residential use by dividing and combining indoor functional spaces. According to the results of a survey in a first-tier city, the average expectation of bedroom and living room area for 30-70m² houses is 20.7m² and 15.8m² respectively, which means that when small houses are designed, the important functional spaces such as bedrooms and living rooms under the limiting dimensions are prioritized to be combined. The results of the case study of four local houses of different sizes verify the effectiveness of the proposed strategy. 92.28% and 94.54% of space utilization is achieved in house 1 and house 2 We have used real time RFPs for the elicitation of NFRs. The sales proposal process, also known as response to RFP process, refers to the methodical steps a vendor takes when developing a proposal in response to a buyer’s RFP which will have details of integrating systems, Software platforms, users, business outcomes, limitations, functional requirements, and may be non-functional requirements (NFR). There is some work done by researchers on assessing opaqueness of NFRs and traceability of NFR. But there has been no work on a complexity scoring model for NFRs which enables a vendor to respond to an RFP with best price and schedule. The paper proposes a novel complexity scoring model for NFRs in RFP in Housing industry by using FURPS (Functionality, Usability, Reliability, Performance, Supportability) quality attribute model in conjunction with MoSCoW(Must Have, Should Have, Could Have, Won’t Have) priority model by using mathematical formula. construction enterprises based on the theory of sustainable development of the construction industry, the theory of economics, and the principle of construction of evaluation index system. Information entropy and fuzzy evaluation are used to measure the economic management utility of construction enterprises in the digital economy. And the economic management risk aspect is analyzed by BP neural network model for prediction. After analyzing, the comprehensive evaluation results of the economic management utility of the construction enterprise [3.9848, 3.2449, 1.2547, 0.5276, 0.9895] indicate that the economic management utility of the construction enterprise is in the excellent. Based on the results of risk prediction of economic management of the construction enterprise ($R^2$ = 0.9842), it was confirmed that the model has a good ability to predict the risk of economic management. The results of the study make the economic management of construction enterprises better guaranteed and stabilize the development of the regional basic economy to a certain extent.</p> </div> </div> <b>Abstract: </b><p>Urban residential land price is related to the basic life of residents as well as the healthy and stable development of society. In this paper, the residential land price in QZ city was selected as the research object, and the residential land price data of 107 sample points in the built-up area were collected for the 10 years from 2013 to 2022, and the Exploratory Spatial Data Analysis (ESDA) method and Geostatistical Kriging Spatial Interpolation (GSI) method were combined to investigate the law of spatial heterogeneity of urban land price. Finally, general linear regression model and geographically weighted regression model are constructed to investigate the influencing factors of urban land price spatial differentiation by selecting suitable influencing factors. The sample data of residential land price in the study area basically conforms to normal distribution, and the land price shows a U-shape in the latitudinal direction, and in the horizontal direction, the land price shows a trend of decreasing from the city center to the periphery, and a “mono-core” spatial structure of decreasing from the center to the periphery. There are large regional differences in the contribution of plot ratio, distance from main roads, distance from hospitals and distance from schools to residential land price, among which the marginal effect of plot ratio on residential land price reaches 122.5385yuan/m², which reflects the importance of plot ratio to residential land price. The study provides a decision-making basis for government targeted land planning, urban infrastructure investment and real estate development.</p> </div> </div> <div class="elementor-element <b>Abstract: </b><p>The housing market is a high-risk industry with too many factors influenced by the outside world, and if these risks are not effectively managed, it will bring serious impacts on the stability of the economy and society. This paper takes the risk management of housing market as the research object, utilizes the information entropy model and ANP combined method to combine and assign the risk indicators, and constructs the cloud model of housing market risk evaluation. And the cloud model is applied to the GJ housing case for practical evaluation, and it is found that the cloud droplets of the comprehensive risk of the GJ housing market are mainly distributed in the medium-risk interval from 31 to 54, focusing on 41, and a small number of risk cloud droplets appear in the higher-risk cloud map, which is in line with the actual evaluation results, and further verifies the feasibility and validity of the method. Finally, based on the evaluation results, the risk control strategy of the relevant housing market is proposed, which can be used as a reference in the development process of subsequent housing class="elementor-widget-container"> <b>Abstract: </b><p>Abstract Housing is a social and developmental issue of public concern, which is related to the personal interests of every household and the people’s “living in a home”. The article quantifies the housing choice behavior of urban residents by the ring index of residential housing purchase price, and solves the problem of sample selection error by using the propensity to match score to match the experimental group and the control group. A double difference model is used to analyze the net effect of the implementation of housing market regulation policies on urban residents’ housing choice behavior. Parallel trend test in the experimental and control groups before and after the implementation of housing market regulation policies in 2018 shows significant differences, the ATT value of HSB after propensity score matching is positive, and the sample mean of the control group is 0.452 lower than that of the experimental group. The coefficient of the effect of housing market regulation policies on the behavior of urban residents’ housing choices is 0.351 and shows significance at the 1% level. The active implementation of housing market regulation policy can help optimize the housing purchase price index, which in turn stimulates the housing choice behavior of urban residents and promotes
