left;">本月1年期LPR下降10个基点，而5年期以上按兵不动，呈现非对称下降，这样的调整超乎了市场的预期。</p><p style="text-align: left;">早在一周前的8月15日，中国人民银行开展2040亿元公开市场逆回购操作和4010亿元中期借贷便利(MLF)操作，其中，逆回购操作和MLF操作的中标利率分别较此前下降10个基点和15个基点。据此，市场普遍认为，作为LPR报价的基础，本月MLF的中标利率较此前下降，或将带动LPR进一步下行。但本期报价仅下调了1年期LPR，而5年期LPR利率却未有调整，多位专家对此进行了不同方面的解读。</p><p style="text-align: left;">民生银行首席经济学家温彬表示，本次调整主要源于以下因素：一是存量按揭利率调整已“箭在弦上”，5年期以上LPR报价维持不变应为其预留空间。二是1年期LPR报价下调10bp，兼顾降成本、稳预期和提效率等多重目的。在当前银行资产端收益率仍承压的环境下，预计后续央行将继续引导存款利率下行，以维稳银行息差和利润率。存款利率的延续下行，也会在一定程度上推动居民高储蓄的转化，加快消费和投资行为，进而促进经济金融的良性循环。</p><p style="text-align: left;">光大银行金融市场部宏观研究员周茂华也认为，5年期以上LPR维持不变有两方面原因，一是反映出部分银行净息差压力较大；二是维持5年期以上LPR稳定，有助于避免新增和存量房贷利率的利差进一步扩大的潜在影响。</p><p style="text-align: left;">中指研究院则认为，当前5年期以上LPR为2019年房贷利率换锚以来最低水平，根据监测，部分城市首套房贷利率降至3.6%，已接近历史最低下限水平。整体来看，LPR下调空间或已不大，未来或许有更多房价调整压力大的城市选择通过下调加点数来降低房贷利率，降低购房成本。另外，存量房贷利率下调进程有望加快，从而释放居民消费潜力。</p> </div> </div> </div>  <div
