The site abuts one of the county’s Mixed-Use districts, but it has Low Density Residential zoning.</p> <p>Hussein <a href="https://www.growthspotter.com/2024/04/17/developer-hussein-teaming-up-again-with-starlight-homes/">initially sought approval for a 346-home subdivision</a> with 232 detached single-family and bungalow lots and 114 townhomes, but commissioners voted to deny the application after a public hearing where nearby residents opposed the project. (Site plan by Hanson Walter & Associates)</figcaption></figure> <p>Now Hussein has a new plan and new homebuilder under contract: <a href="https://www.kbhome.com/new-homes-orlando-area"><strong>KB Home</strong></a>. Based on the feedback during the hearing, Hussein worked with his team at Hanson Walter to eliminate the townhomes entirely and add larger lot sizes. The revised plan now has 246 lots, including 41 on the perimeter that are 70 feet wide and 120 feet deep. The rest are a combination and front- and rear-loaded 45-foot lots and 35-foot rear-loaded bunaglow lots.</p> <p>The Planning Commission voted Thursday to recommend approval for the project based on staff conditions, including one that the builder adds a third housing product, such as a corner unit with a side-entry garage, to meet the county’s subdivision standards. The developer also will be required to improve portions of Hickory Tree Road and Story Road to accommodate the increased traffic.</p> <p>The case now heads to the commissioners on Nov. 18.</p> <p>“I feel pretty good about Story now that we passed the Planning Commission with almost unanimous votes,” Hussein said. “We modified the plan to fit what the county and the residents like.”</p> <figure id="attachment_82534" class="wp-caption alignnone size-article_inline"><img decoding="async" class=" lazyautosizes lazyload" src="https://i0.wp.com/www.growthspotter.com/wp-content/uploads/2024/11/TGS-L-KB-story-estates.jpg?fit=620%2C9999px&ssl=1" alt="KB Home will offer this rear-loaded, two-story home with 1,852-square feet of living space on the community's 45-foot lots. The homebuilder <a href="https://www.growthspotter.com/2024/05/13/kb-home-scoops-up-kissimmee-subdivision-for-nearly-2-2m/">paid just under $2.2 million</a> in early May for a 39-lot subdivision on Hilliard Isle Road just off Simpson Road. KB Home Spokeswoman Cara Kane told GrowthSpotter they would launch sales in early 2025. The builder will offer six floorplans ranging from 1,500-3,500 square feet with prices starting at $430,000.</p> <div class="dfp-ad dfp-cube_article" id="div-gpt-ad-cube_article"> <div class="htlad-cube_article" data-unit='growthspotter.com/business/real-estate/cube_article' data-targeting=''></div> </div> <p>Later this summer, KB paid $3.9 million for <a href="https://www.growthspotter.com/2024/09/25/d-r-horton-and-other-homebuilders-are-buying-more-lots-in-osceola/">The Shores</a>, a 116-lot subdivision on Whip O Will Lane just steps from Alligator Lake. Hussein’s Bavaria LLC was the seller. Hussein worked closely with KB to secure permits for the project, but then the builder dropped the contract. It was picked up by Toll Brothers in 2023, but they also failed to close the deal, which brought KB back to the table.</p> <p>The Shores will have 77 front-loaded lots, which will be 45 feet wide and 120 feet deep, and 39 rear-loaded lots in two sizes: 40×110 and 35×110.</p> <p>The Story Estates project is less than 2 miles from another major KB Home development: <a href="https://www.growthspotter.com/2024/02/01/kb-home-buys-first-phase-of-canoe-creek-reserve-in-osceola/">Canoe Creek Reserve</a>.
