class="content-list-excerpt"><p>The New York City Economic Development Corporation (NYCEDC) and the 38-member co-op that leases the 113-acre, one-million-square-foot Hunts Point Produce Market — at 101 Food Center Drive, in Hunts Point — are currently in negotiations to completely rebuild the wholesale food market. Existing warehouses would be demolished and new ones would be built in phases, the <a href="http://nypost.com/2016/09/05/hunts-point-market-in-talks-with-city-for-new-warehouses/">New York Post reported</a>. A previous plan to retain the existing structures and simply expand the footprint has been thrown out. The existing complex does not having enough cold storage warehouses, and there are environmental concerns. Infrastructure upgrades are part of the new plan and, so far, include $8.5 million in city-funded rail upgrades and $10.5 million in capital improvements, like electric upgrades. This past winter, while Delaware and southern New Jersey <a href="http://articles.philly.com/2016-01-25/news/70038744_1_flooding-saturday-evening-ocean-city">were again hit by record tides</a> during Central Park’s <a href="http://abc7ny.com/weather/scratch-that-januarys-snowstorm-was-the-biggest-ever-in-nyc/1313666/">heaviest-ever snowstorm</a>, the city escaped relatively unscathed. The location is near the Meatpacking District off West 13th Street. The pilings mark the end of the first phase of construction, <a href="https://www.dnainfo.com/new-york/20160824/meatpacking-district/summer-construction-complete-at-barry-dillers-island-park">DNAinfo reported</a>. The public park is expected to have grassy hills, vegetation, recreational space with paths and seating, and an amphitheater. The London-based design firm Heatherwick Studio and New York-based Mathews Nielsen Landscape Architects are behind the design. A partnership between The Diller – von Furstenberg Family Foundation and the Hudson River Part Trust is developing the project. The pedestrian bridge connecting the park to Manhattan will be built by the city. The main tower will eventually climb to 392 feet above street level, with the entire complex to measure 716,982 square feet. There will be 19,324 square feet of ground-floor retail and 3,802 square feet of medical offices. The floors above will host the residential units, averaging 894 square feet apiece, of which 20 percent (128 units) will rent at below-market rates through the affordable housing lottery. Mack Real Estate Group and Palin Enterprises are the developers. The construction update is possible thanks to a photo <a href="http://www.yimbyforums.com/t/jersey-city-479-499-marin-blvd-190-ft-floors/429/3">posted to the Forums</a>. Dubbed Marin Residences, it will also feature 20,000 square feet of ground-floor retail space. Residential units will be located above, of which 20 percent (80 units) will be designated as affordable. It’s unclear if the apartments will be rentals or condominiums. A 261-car parking garage is also being built, in addition to a 30,000-square-foot public park directly behind the project. Kushner Real Estate Group and Claremont Properties are the developers. The mixed-use redevelopment, dubbed Sea View Healthy Community, will include medical space, retail, residential units, and community facilities/public open space. Currently, the city is in the process of allocating funding for infrastructure improvements and upgrades. The NYCEDC is planning to launch the application processes, a formal Request for Expressions of Interest (RFEI), for individual components of the redevelopment later this year. The campus sits within the <a href="http://s-media.nyc.gov/agencies/lpc/lp/1408.pdf">New York City Farm Colony-Seaview Hospital Historic District</a>, which means the Landmarks Preservation Commission must approve the design of all of project’s components.
