matter extends urban life which can have negative items besides positive and strong items. Along with research on urban life desirable development, conditions should be provided to provide the possibility of human stable development and improvement social welfare. These conditions can reinforce social, economic, and political structures related to non-expensive housing. Demand for non-expensive housing is increasing regarding to population increase and incremental urbanizing process. Therefore, the present study by precise exploration on conceptions, challenges, and strategies, should achieve an endogenous pattern and improve housing condition by looking to instant development. Therefore, the general objective of this article recognizes the existed strategies in housing and achieving desirable conditions for all social classes by sustainable development. <p class="card-text"><strong>Keywords:</strong> <a href="https://publications.waset.org/abstracts/search?q=housing%20strategies" title="housing strategies">housing strategies</a>, <a href="https://publications.waset.org/abstracts/search?q=infrastructure" title=" infrastructure"> infrastructure</a>, <a href="https://publications.waset.org/abstracts/search?q=metropolis" title=" metropolis"> metropolis</a>, <a href="https://publications.waset.org/abstracts/search?q=sustainable%20development" title=" sustainable development"> sustainable development</a> </p> <a href="https://publications.waset.org/abstracts/51121/contemplation-on-non-expensive-housing-conception-by-stable-approach-in-metropolises" class="btn btn-primary btn-sm">Procedia</a> <a href="https://publications.waset.org/abstracts/51121.pdf" target="_blank" class="btn btn-primary btn-sm">PDF</a> <span class="bg-info text-light px-1 py-1 float-right rounded"> Downloads <span class="badge badge-light">334</span> </span> </div> </div> <div class="card paper-listing mb-3 mt-3"> <h5 class="card-header" style="font-size:.9rem"><span class="badge badge-info">6059</span> Factors Influencing the Housing Price: Developers’ Perspective</h5> <div class="card-body"> <p class="card-text"><strong>Authors:</strong> <a href="https://publications.waset.org/abstracts/search?q=Ernawati%20Mustafa%20Kamal">Ernawati Mustafa Kamal</a>, <a href="https://publications.waset.org/abstracts/search?q=Hasnanywati%20Hassan"> Hasnanywati Hassan</a>, <a href="https://publications.waset.org/abstracts/search?q=Atasya%20Osmadi"> Atasya Osmadi</a> </p> <p class="card-text"><strong>Abstract:</strong></p> The housing industry is crucial for sustainable development of every country. Housing is a basic need that can enhance the quality of life. Owning a house is therefore the main aim of individuals. However, affordability has become a critical issue towards homeownership. In recent years, housing price in the main cities has increased tremendously to unaffordable level. This paper investigates factors influencing the housing price from developer’s perspective and provides recommendation on strategies to tackle this issue. Online and face-to-face survey was conducted on housing developers operating in Penang, Malaysia. The results indicate that (1) location; (2) macroeconomics factor; (3) demographic factors; (4) land/zoning and; (5) industry factors are the main factors influencing the housing price. This paper contributes towards better understanding on developers’ view on how the housing price is determined and form a basis for government to help tackle the housing affordability issue. <p class="card-text"><strong>Keywords:</strong> <a href="https://publications.waset.org/abstracts/search?q=factors%20influence" title="factors influence">factors influence</a>, <a href="https://publications.waset.org/abstracts/search?q=house%20price" title=" house price"> house price</a>, <a href="https://publications.waset.org/abstracts/search?q=housing%20developers" title=" housing developers"> housing developers</a>, <a href="https://publications.waset.org/abstracts/search?q=Malaysia" title=" Malaysia"> Malaysia</a> </p> <a href="https://publications.waset.org/abstracts/41899/factors-influencing-the-housing-price-developers-perspective" class="btn btn-primary btn-sm">Procedia</a> <a href="https://publications.waset.org/abstracts/41899.pdf" target="_blank" class="btn btn-primary btn-sm">PDF</a> <span class="bg-info text-light px-1 py-1 float-right rounded"> Downloads <span class="badge badge-light">396</span> </span> </div> </div> <div class="card paper-listing mb-3 mt-3"> <h5 class="card-header" style="font-size:.9rem"><span class="badge badge-info">6058</span> Sustainable Housing Framework for the Czech Republic: A Comparative Analysis of International and National Strategies</h5> <div class="card-body"> <p class="card-text"><strong>Authors:</strong> <a href="https://publications.waset.org/abstracts/search?q=Jakub%20Adamec">Jakub Adamec</a>, <a href="https://publications.waset.org/abstracts/search?q=Svatava%20Janouskova"> Svatava Janouskova</a>, <a href="https://publications.waset.org/abstracts/search?q=Tomas%20Hak"> Tomas Hak</a> </p> <p class="card-text"><strong>Abstract:</strong></p> The necessity of sustainable housing is explicitly embedded in ‘The 2030 agenda for sustainable development’, in particular, goal 11 ‘sustainable cities and communities’. Every UN member state is obligated to implement strategies from the agenda, including a strategy for sustainable housing into the practice in the local context. As shown in many countries, the lack of knowledge represses the adaptation process of sustainable strategies by governments. Hence, this study explores the concept of sustainable housing within the Czech Republic. The research elaborates on this term, and its current definition concerning ‘Geneva UN Charter on Sustainable Housing’. To this day, the charter represents the most comprehensive framework for a sustainable housing concept. Researchers conducted a comparative analysis of 38 international and 195 Czech national strategic documents. As a result, the charter‘s and strategic documents‘ goals were interconnected, identifying the most represented targets (e.g. improved environmental and energy performance of dwellings, resilient urban settlements which use renewable energy, and sustainable and integrated transport systems). The research revealed, even though the concept of sustainable housing is still dominated by environmental aspects, that social aspects significantly increased its importance. Additionally, this theoretical framework will serve as a foundation for the sustainable housing index development for the Czech Republic. <p class="card-text"><strong>Keywords:</strong> <a href="https://publications.waset.org/abstracts/search?q=comparative%20analysis" title="comparative analysis">comparative analysis</a>, <a href="https://publications.waset.org/abstracts/search?q=Czech%20national%20strategy" title=" Czech national strategy"> Czech national strategy</a>, <a href="https://publications.waset.org/abstracts/search?q=Geneva%20un%20charter" title=" Geneva un charter"> Geneva un charter</a>, <a href="https://publications.waset.org/abstracts/search?q=sustainable%20housing" title=" sustainable housing"> sustainable housing</a>, <a href="https://publications.waset.org/abstracts/search?q=urban%20theory" title=" urban theory"> urban theory</a> </p> <a href="https://publications.waset.org/abstracts/111175/sustainable-housing-framework-for-the-czech-republic-a-comparative-analysis-of-international-and-national-strategies" class="btn btn-primary btn-sm">Procedia</a> <a href="https://publications.waset.org/abstracts/111175.pdf" target="_blank" class="btn btn-primary btn-sm">PDF</a> <span class="bg-info text-light px-1 py-1 float-right rounded"> Downloads <span class="badge badge-light">135</span> </span> </div> </div> <div class="card paper-listing mb-3 mt-3"> <h5 class="card-header" style="font-size:.9rem"><span class="badge badge-info">6057</span> The Development of Private Housing Schemes to Address the Housing Problem: A Case Study of Islamabad</h5> <div class="card-body"> <p class="card-text"><strong>Authors:</strong> <a href="https://publications.waset.org/abstracts/search?q=Zafar%20Iqbal%20Zafar">Zafar Iqbal Zafar</a>, <a href="https://publications.waset.org/abstracts/search?q=Abdul%20Waheed"> Abdul Waheed</a> </p> <p class="card-text"><strong>Abstract:</strong></p> The Capital Development Authority (CDA) Ordinance 1960 requires CDA to acquire land for the provision of housing in Islamabad. During the research 5 urban and housing indicators formed according to 58 variables from different housing, domains were used. The aims of the research were to measure housing quality based on GIS approach and to detect critical points of housing in the example of Croatian coastal Town Zadar. The purposes of GIS in the research are to generate models of housing quality indexes by standardisation and aggregation of variables and to examine accuracy model of housing quality index. Analysis of accuracy has been done on the example of variable referring to educational objects availability. By defining weighted coefficients and using different GIS methods high, middle and low housing quality zones were determined. On the contrary, all of them demonstrate a lot of differences in their history, political life and economic situation. Nevertheless, the state welfare and its insufficiency to deal with citizens’ needs, is common for the whole region. As the global financial crisis initiated, all of them gradually were affected and established austerity measures. Consequently, there were crucial budget cuts in state welfare and accordingly limited support to the citizens at a time that is most needed as the economic difficulties of the households are rising rapidly. Crisis in connection with austerity measures brought up a housing problem which was hidden for decades with the assistance of the institution of the Southern European family. New or old copying practices concerning housing are already developed and more will rise in order to survive this new era. Expressly, youth is one of the most vulnerable groups in this situation and therefore there is a special focus on the policies that affect their housing as well as their copying practices in connection with the family/kinship strategies. <p class="card-text"><strong>Keywords:</strong> <a href="https://publications.waset.org/abstracts/search?q=housing" title="housing">housing</a>, <a href="https://publications.waset.org/abstracts/search?q=coping%20practices" title=" coping practices"> coping practices</a>, <a href="https://publications.waset.org/abstracts/search?q=Greece" title=" Greece"> Greece</a>, <a href="https://publications.waset.org/abstracts/search?q=familism" title=" familism"> familism</a> </p> <a href="https://publications.waset.org/abstracts/60593/housing-practices-of-the-young-southern-europeans-in-connection-with-family-strategies-during-the-crisis" class="btn btn-primary btn-sm">Procedia</a> <a href="https://publications.waset.org/abstracts/60593.pdf" target="_blank" class="btn btn-primary btn-sm">PDF</a> <span class="bg-info text-light px-1 py-1 float-right rounded"> Downloads <span class="badge badge-light">348</span> </span> </div> </div> <div class="card paper-listing mb-3 mt-3"> <h5 class="card-header" style="font-size:.9rem"><span class="badge badge-info">6054</span> Preference for Housing Services and Rational House Price Bubbles</h5> <div class="card-body"> <p class="card-text"><strong>Authors:</strong> <a href="https://publications.waset.org/abstracts/search?q=Stefanie%20Jeanette%20Huber">Stefanie Jeanette Huber</a> </p> <p class="card-text"><strong>Abstract:</strong></p> This paper explores the relevance and implications of preferences for housing services on house price fluctuations through the lens of an overlapping generation’s model. The model implies that an economy whose agents have lower preferences for housing services is characterized with lower expenditure shares on housing services and will tend to experience more frequent and more volatile housing bubbles. These model predictions are tested empirically in the companion paper Housing Booms and Busts - Convergences and Divergences across OECD countries. Between 1970 - 2013, countries who spend less on housing services as a share of total income experienced significantly more housing cycles and the associated housing boom-bust cycles were more violent. Finally, the model is used to study the impact of rental subsidies and help-to-buy schemes on rational housing bubbles. Rental subsidies are found to contribute to the control of housing bubbles, whereas help-to- buy scheme makes the economy more bubble-prone. <p class="card-text"><strong>Keywords:</strong> <a href="https://publications.waset.org/abstracts/search?q=housing%20bubbles" title="housing bubbles">housing bubbles</a>, <a href="https://publications.waset.org/abstracts/search?q=housing%20booms%20and%20busts" title=" housing booms and busts"> housing booms and busts</a>, <a href="https://publications.waset.org/abstracts/search?q=preference%20for%20housing%20services" title=" preference for housing services"> preference for housing services</a>, <a href="https://publications.waset.org/abstracts/search?q=expenditure%20shares%20for%20housing%20services" title=" expenditure shares for housing services"> expenditure shares for housing services</a>, <a href="https://publications.waset.org/abstracts/search?q=rental%20and%20purchase%20subsidies" title=" rental and purchase subsidies"> rental and purchase subsidies</a> </p> <a href="https://publications.waset.org/abstracts/46437/preference-for-housing-services-and-rational-house-price-bubbles" class="btn btn-primary btn-sm">Procedia</a> <a href="https://publications.waset.org/abstracts/46437.pdf" target="_blank" class="btn btn-primary btn-sm">PDF</a> <span class="bg-info text-light px-1 py-1 float-right rounded"> Downloads <span class="badge badge-light">299</span> </span> </div> </div> <div class="card paper-listing mb-3 mt-3"> <h5 class="card-header" style="font-size:.9rem"><span class="badge badge-info">6053</span> Enhancing Access to Microfinance for Housing Provision in the Informal Sector of North East Nigeria</h5> <div class="card-body"> <p class="card-text"><strong>Authors:</strong> <a href="https://publications.waset.org/abstracts/search?q=Wilfred%20Emmannuel%20Dzasu">Wilfred Emmannuel Dzasu</a>, <a href="https://publications.waset.org/abstracts/search?q=Sani%20Usman%20Kunya"> Sani Usman Kunya</a>, <a href="https://publications.waset.org/abstracts/search?q=Inuwa%20Yusuf%20Mohammed"> Inuwa Yusuf Mohammed</a>, <a href="https://publications.waset.org/abstracts/search?q=Moses%20Jonathan%20Gambo"> Moses Jonathan Gambo</a> </p> <p class="card-text"><strong>Abstract:</strong></p> The research aimed at investigating and identifying the strategies for enhancing access to microfinance for housing provision in the informal sector of North East Nigeria, with a focus on addressing the critical issue of housing poverty and lack of access to affordable housing finance among low-income households in the informal sector. The study employed an exploratory sequential mixed method design, combining both qualitative and quantitative data collection and analysis techniques. In the qualitative phase, 12 participants from microfinance institutions (MFIs) in four selected states (Adamawa, Bauchi, Gombe, and Taraba) were interviewed. The interviews were conducted using an interview guide with open-ended questions and were recorded with the consent of the respondents. In the quantitative phase, a survey strategy was adopted to collect data from 500 questionnaires distributed to informal sector workers (ISWs) in the study area. A total of 350 questionnaires were returned, representing a 70.0% response rate. The most preferred strategy for improving access to housing microfinance among ISWs is aggressive awareness of housing financing options by MFIs, with a mean score of 4.213; the most important strategy for improving access to housing microfinance among MFIs is close monitoring and adequate supervision of housing loan beneficiaries by MFIs, with a mean score of 4.675. The study identified several government-related strategies that are necessary for enhancing access to housing microfinance, including the provision of grants and subsidized intervention funds for housing, improvement in infrastructures to aid housing developments, and adequate measures for checking inflation/price fluctuation of building materials. The study also identified several MFI-related strategies that are necessary for enhancing access to housing microfinance, including deliberate expansion in the capital bases of MFIs, adequate training and capacity development of MFIs staff on relevant skills in housing micro-financing, and introduction of loan products that suit the incremental building needs of informal sector workers. Overall, the study highlights the need for a combination of government-related and MFI-related strategies to enhance access to microfinance for housing provision in the informal sector of North East Nigeria. <p class="card-text"><strong>Keywords:</strong> <a href="https://publications.waset.org/abstracts/search?q=finanace" title="finanace">finanace</a>, <a href="https://publications.waset.org/abstracts/search?q=microfinance" title=" microfinance"> microfinance</a>, <a href="https://publications.waset.org/abstracts/search?q=housing" title=" housing"> housing</a>, <a href="https://publications.waset.org/abstracts/search?q=North%20East%20Nigeria" title=" North East Nigeria"> North East Nigeria</a> </p> <a href="https://publications.waset.org/abstracts/191692/enhancing-access-to-microfinance-for-housing-provision-in-the-informal-sector-of-north-east-nigeria" class="btn btn-primary btn-sm">Procedia</a> <a href="https://publications.waset.org/abstracts/191692.pdf" target="_blank" class="btn btn-primary btn-sm">PDF</a> <span class="bg-info text-light px-1 py-1 float-right rounded"> Downloads <span class="badge badge-light">25</span> </span> </div> </div> <div class="card paper-listing mb-3 mt-3"> <h5 class="card-header" style="font-size:.9rem"><span class="badge badge-info">6052</span> Principles of Sustainable and Affordable Housing Policy for Afghan Refugees Returning to Afghanistan</h5> <div class="card-body"> <p class="card-text"><strong>Authors:</strong> <a href="https://publications.waset.org/abstracts/search?q=Mohammad%20Saraj%20Sharifzai">Mohammad Saraj Sharifzai</a>, <a href="https://publications.waset.org/abstracts/search?q=Keisuke%20Kitagawa"> Keisuke Kitagawa</a>, <a href="https://publications.waset.org/abstracts/search?q=Mohammad%20Kamil%20Halimee"> Mohammad Kamil Halimee</a>, <a href="https://publications.waset.org/abstracts/search?q=Javid%20Habib"> Javid Habib</a>, <a href="https://publications.waset.org/abstracts/search?q=Daishi%20Sakaguchi"> Daishi Sakaguchi </a> </p> <p class="card-text"><strong>Abstract:</strong></p> The overall goal of this paper is to examine the suitability and potential of the policies addressing the sustainability and affordability of housing for returnees, and to determine the impact of this policy on housing delivery for Afghan refugees. Housing is a central component of the settlement experience of refugees. A positive housing situation can facilitate many aspects of integration. Unaffordable, and unsafe housing, however, can cause disruptions in the entire settlement process. This paper aims to identify a suite of built forms for housing that is both affordable and environmentally sustainable for Afghan refugees. The result was the development of a framework that enables the assessment of the overall performance of various types of housing development in all zones of the country. There is very little evidence that the present approach of housing provision to the vagaries of market forces has provided affordable housing, especially for Afghan refugees. There is a need to incorporate social housing into the policy to assist people who cannot afford to have their own houses. <p class="card-text"><strong>Keywords:</strong> <a href="https://publications.waset.org/abstracts/search?q=Afghan%20refugees" title="Afghan refugees">Afghan refugees</a>, <a href="https://publications.waset.org/abstracts/search?q=housing%20policy" title=" housing policy"> housing policy</a>, <a href="https://publications.waset.org/abstracts/search?q=affordability" title=" affordability"> affordability</a>, <a href="https://publications.waset.org/abstracts/search?q=social%20housing" title=" social housing"> social housing</a>, <a href="https://publications.waset.org/abstracts/search?q=housing%20provision" title=" housing provision"> housing provision</a>, <a href="https://publications.waset.org/abstracts/search?q=environmental%20sustainability%20principles" title=" environmental sustainability principles"> environmental sustainability principles</a>, <a href="https://publications.waset.org/abstracts/search?q=resettlement" title=" resettlement"> resettlement</a> </p> <a href="https://publications.waset.org/abstracts/41538/principles-of-sustainable-and-affordable-housing-policy-for-afghan-refugees-returning-to-afghanistan" class="btn btn-primary btn-sm">Procedia</a> <a href="https://publications.waset.org/abstracts/41538.pdf" target="_blank" class="btn btn-primary btn-sm">PDF</a> <span class="bg-info text-light px-1 py-1 float-right rounded"> Downloads <span class="badge badge-light">567</span> </span> </div> </div> <div class="card paper-listing mb-3 mt-3"> <h5 class="card-header" style="font-size:.9rem"><span class="badge badge-info">6051</span> Microeconomic Consequences of the Housing Market Deformation in the Selected Region of the Czech Republic</h5> <div class="card-body"> <p class="card-text"><strong>Authors:</strong> <a href="https://publications.waset.org/abstracts/search?q=Hana%20Jan%C3%A1%C4%8Dkov%C3%A1">Hana Janáčková</a> </p> <p class="card-text"><strong>Abstract:</strong></p> Housing can be sorted as basic needs of households. Purchase of acceptable ownership housing is important investments for most them. For rental housing households must consider the part of rent expenditure paid in the total household income. For this reason, financial considerations of households in this area depend on the government innervations (public administration) in housing - on housing policy. Market system of housing allocation, whether ownership or tenancy, is based on the fact that housing is a scarce good. The allocation of housing is based on demand and supply. The market system of housing can sometimes have a negative impact on some households, the market is unable to satisfy certain groups of the population that are not able or willing to accept market price. For these reasons, there is a more or less regulation of the market. Regulation is both on the demand and supply side, and the state determines the rules of behaviour for all economic entities of the housing market. This article submits results of analysis of selected regulatory interference of the state in the housing market and assesses their implications deforming the market in the selected region of the Czech Republic. The first part describes tools of supports and the second part discusses deformations and analyses their consequences on the demand side of housing market and on supply side. <p class="card-text"><strong>Keywords:</strong> <a href="https://publications.waset.org/abstracts/search?q=housing" title="housing">housing</a>, <a href="https://publications.waset.org/abstracts/search?q=housing%20market" title=" housing market"> housing market</a>, <a href="https://publications.waset.org/abstracts/search?q=microeconomic%20consequences" title=" microeconomic consequences"> microeconomic consequences</a>, <a href="https://publications.waset.org/abstracts/search?q=deformation" title=" deformation"> deformation</a> </p> <a href="https://publications.waset.org/abstracts/64218/microeconomic-consequences-of-the-housing-market-deformation-in-the-selected-region-of-the-czech-republic" class="btn btn-primary btn-sm">Procedia</a> <a href="https://publications.waset.org/abstracts/64218.pdf" target="_blank" class="btn btn-primary btn-sm">PDF</a> <span class="bg-info text-light px-1 py-1 float-right rounded"> Downloads <span class="badge badge-light">399</span> </span> </div> </div> <div class="card paper-listing mb-3 mt-3"> <h5 class="card-header" style="font-size:.9rem"><span class="badge badge-info">6050</span> Effective Affordable Housing Finance in Developing Economies: An Integration of Demand and Supply Solutions</h5> <div class="card-body"> <p class="card-text"><strong>Authors:</strong> <a href="https://publications.waset.org/abstracts/search?q=Timothy%20Akinwande">Timothy Akinwande</a>, <a href="https://publications.waset.org/abstracts/search?q=Eddie%20Hui"> Eddie Hui</a>, <a href="https://publications.waset.org/abstracts/search?q=Karien%20Dekker"> Karien Dekker</a> </p> <p class="card-text"><strong>Abstract:</strong></p> Housing the urban poor remains a persistent challenge, despite evident research attention over many years. It is, therefore, pertinent to investigate affordable housing provision challenges with novel approaches. For innovative solutions to affordable housing constraints, it is apposite to thoroughly examine housing solutions vis a vis the key elements of the housing supply value chain (HSVC), which are housing finance, housing construction and land acquisition. A pragmatic analysis will examine affordable housing solutions from demand and supply perspectives to arrive at consolidated solutions from bilateral viewpoints. This study thoroughly examined informal housing finance strategies of the urban poor and diligently investigated expert opinion on affordable housing finance solutions. The research questions were: (1) What mutual grounds exist between informal housing finance solutions of the urban poor and housing expert solutions to affordable housing finance constraints in developing economies? (2) What are effective approaches to affordable housing finance in developing economies from an integrated demand - supply perspective? Semi-structured interviews were conducted in the 5 largest slums of Lagos, Nigeria, with 40 informal settlers for demand-oriented solutions, while focus group discussion and in-depth interviews were conducted with 12 housing experts in Nigeria for supply-oriented solutions. Following a rigorous thematic, content and descriptive analyses of data using NVivo and Excel, findings ascertained mutual solutions from both demand and supply standpoints that can be consolidated into more effective affordable housing finance solutions in Nigeria. Deliberate finance models that recognise and include the finance realities of the urban poor was found to be the most significant supply-side housing finance solution, representing 25.4% of total expert responses. Findings also show that 100% of sampled urban poor engage in vocations where they earn little irregular income or zero income, limiting their housing finance capacities and creditworthiness. Survey revealed that the urban poor are involved in community savings and employ microfinance institutions within the informal settlements to tackle their housing finance predicaments. These are informal finance models of the urban poor, revealing common grounds between demand and supply solutions for affordable housing financing. Effective, affordable housing approach will be to modify, institutionalise and incorporate the informal finance strategies of the urban poor into deliberate government policies. This consolidation of solutions from demand and supply perspectives can eliminate the persistent misalliance between affordable housing demand and affordable housing supply. This study provides insights into mutual housing solutions from demand and supply perspectives, and findings are informative for effective, affordable housing provision approaches in developing countries. This study is novel in consolidating affordable housing solutions from demand and supply viewpoints, especially in relation to housing finance as a key component of HSVC. The framework for effective, affordable housing finance in developing economies from a consolidated viewpoint generated in this study is significant for the achievement of sustainable development goals, especially goal 11 for sustainable, resilient and inclusive cities. Findings are vital for future housing studies. <p class="card-text"><strong>Keywords:</strong> <a href="https://publications.waset.org/abstracts/search?q=affordable%20housing" title="affordable housing">affordable housing</a>, <a href="https://publications.waset.org/abstracts/search?q=affordable%20housing%20finance" title=" affordable housing finance"> affordable housing finance</a>, <a href="https://publications.waset.org/abstracts/search?q=developing%20economies" title=" developing economies"> developing economies</a>, <a href="https://publications.waset.org/abstracts/search?q=effective%20affordable%20housing" title=" effective affordable housing"> effective affordable housing</a>, <a href="https://publications.waset.org/abstracts/search?q=housing%20policy" title=" housing policy"> housing policy</a>, <a href="https://publications.waset.org/abstracts/search?q=urban%20poor" title=" urban poor"> urban poor</a>, <a href="https://publications.waset.org/abstracts/search?q=sustainable%20development%20goal" title=" sustainable development goal"> sustainable development goal</a>, <a href="https://publications.waset.org/abstracts/search?q=sustainable%20affordable%20housing" title=" sustainable affordable housing"> sustainable affordable housing</a> </p> <a href="https://publications.waset.org/abstracts/167239/effective-affordable-housing-finance-in-developing-economies-an-integration-of-demand-and-supply-solutions" class="btn btn-primary btn-sm">Procedia</a> <a href="https://publications.waset.org/abstracts/167239.pdf" target="_blank" class="btn btn-primary btn-sm">PDF</a> <span class="bg-info text-light px-1 py-1 float-right rounded"> Downloads <span class="badge badge-light">70</span> </span> </div> </div> <div class="card paper-listing mb-3 mt-3"> <h5 class="card-header" style="font-size:.9rem"><span class="badge badge-info">6049</span> The Potential of Shifting Urban Village to Public Housing through Sharing Economy: Case Study of Shenzhen</h5> <div class="card-body"> <p class="card-text"><strong>Authors:</strong> <a href="https://publications.waset.org/abstracts/search?q=Xinrui%20Gao">Xinrui Gao</a> </p> <p class="card-text"><strong>Abstract:</strong></p> This research aims to explore the potential of shifting urban villages to public housing in China. In common practice, the central and local governments established two divided systems of urban redevelopment and public housing, including aims, design ideas, policy, headquarters, and branch offices. In most cases, the urban regeneration and public housing projects satisfy only the selected part of the society who can afford it (urban regeneration) or meet the requirements (public housing), which fail to cover the housing demand. However, there are many similarities between these two types of housing under the background of a shared economy, especially in target groups, affordable prices, and efficient use of spaces. Shenzhen always takes the lead in China’s urban regeneration and housing reformation. There are some top-down approaches to transforming housing in the urban village into public housing at present. These new approaches will provide a good chance to evaluate existing practices and explore the future development path of urban villages; while at the same time it could positively influence the housing problem in China. <p class="card-text"><strong>Keywords:</strong> <a href="https://publications.waset.org/abstracts/search?q=urban%20village" title="urban village">urban village</a>, <a href="https://publications.waset.org/abstracts/search?q=public%20housing" title=" public housing"> public housing</a>, <a href="https://publications.waset.org/abstracts/search?q=sharing%20economy" title=" sharing economy"> sharing economy</a>, <a href="https://publications.waset.org/abstracts/search?q=urban%20redevelopment" title=" urban redevelopment"> urban redevelopment</a> </p> <a href="https://publications.waset.org/abstracts/154615/the-potential-of-shifting-urban-village-to-public-housing-through-sharing-economy-case-study-of-shenzhen" class="btn btn-primary btn-sm">Procedia</a> <a href="https://publications.waset.org/abstracts/154615.pdf" target="_blank" class="btn btn-primary btn-sm">PDF</a> <span class="bg-info text-light px-1 py-1 float-right rounded"> Downloads <span class="badge badge-light">122</span> </span> </div> </div> <div class="card paper-listing mb-3 mt-3"> <h5 class="card-header" style="font-size:.9rem"><span class="badge badge-info">6048</span> Housing Delivery in Nigeria: Repackaging for Sustainable Development</h5> <div class="card-body"> <p class="card-text"><strong>Authors:</strong> <a href="https://publications.waset.org/abstracts/search?q=Funmilayo%20L.%20Amao">Funmilayo L. On the supply side, various government policies in the past have been formulated towards overcoming the huge shortage through several Housing Reform Programmes. Despite these past efforts, housing continues to be a mirage to ordinary Nigerian. Currently, there are various mass housing delivery programmes such as the affordable housing scheme that utilize the Public Private Partnership effort and several Private Finance Initiative models could only provide for about 3% of the required stock. This suggests the need for a holistic solution in approaching the problem. The aim of this research is to find out the problems hindering the delivery of housing in Nigeria and its effects on housing affordability. The specific objectives are to identify the causes of housing delivery problems, to examine different housing policies over years and to suggest a way out for sustainable housing delivery. This paper also reviews the past and current housing delivery programmes in Nigeria and analyses the demand and supply side issues. It identifies the various housing delivery mechanisms in current practice. The objective of this paper, therefore, is to give you an insight into the delivery option for the sustainability of housing in Nigeria, given the existing delivery structures and the framework specified in the New National Housing Policy. The secondary data were obtained from books, journals and seminar papers. The conclusion is that we cannot copy models from other nations, but should rather evolve workable models based on our socio-cultural background to address the huge housing shortage in Nigeria. Recommendations are made in this regard. <p class="card-text"><strong>Keywords:</strong> <a href="https://publications.waset.org/abstracts/search?q=housing" title="housing">housing</a>, <a href="https://publications.waset.org/abstracts/search?q=sustainability" title=" sustainability"> sustainability</a>, <a href="https://publications.waset.org/abstracts/search?q=housing%20delivery" title=" housing delivery"> housing delivery</a>, <a href="https://publications.waset.org/abstracts/search?q=housing%20policy" title=" housing policy"> housing policy</a>, <a href="https://publications.waset.org/abstracts/search?q=housing%20affordability" title=" housing affordability"> housing affordability</a> </p> <a href="https://publications.waset.org/abstracts/5985/housing-delivery-in-nigeria-repackaging-for-sustainable-development" class="btn btn-primary btn-sm">Procedia</a> <a href="https://publications.waset.org/abstracts/5985.pdf" target="_blank" class="btn btn-primary btn-sm">PDF</a> <span class="bg-info text-light px-1 py-1 float-right rounded"> Downloads <span class="badge badge-light">296</span> </span> </div> </div> <div class="card paper-listing mb-3 mt-3"> <h5 class="card-header" style="font-size:.9rem"><span class="badge badge-info">6047</span> Analysis of Urban Housing Quality and Conditions within Kano Metropolis</h5> <div class="card-body"> <p class="card-text"><strong>Authors:</strong> <a href="https://publications.waset.org/abstracts/search?q=Abdurraheem%20A.%20Yakub">Abdurraheem A. This industry is most badly hurt during the 1997 and 2008 economic crisis thus causing many government and private projects to be deferred and abandoned. The purpose of this study is to examine the causes and effects of housing project abandonment in Malaysia. This objective is achieved through rigorous review of literatures and documents related to housing and abandoned housing project. The finding revealed there are several causes of housing project abandonment. The significant causes are: economic recession, inadequacy of finance, poor marketing and sales strategies, technical problems faced during construction, problems caused by compensations demanded by squatters for resettlement, insolvency of contractor, cost overrun and currency fluctuation amongst others. However the alarming effect of housing project is: house buyers of abandoned project have the monthly payment although the house is delivered to house buy. In other case house buyers have to entangle in many legal action with the financial institution. This finding provides the various ministries in the Government some insights on real causes and effects of abandoned project. Perhaps this finding can enhance the current solution the Ministry of Housing Local Government on addressing the prevailing issue of reviving existing abandoned project in the country. <p class="card-text"><strong>Keywords:</strong> <a href="https://publications.waset.org/abstracts/search?q=abandoned%20project" title="abandoned project">abandoned project</a>, <a href="https://publications.waset.org/abstracts/search?q=abandonment" title=" abandonment"> abandonment</a>, <a href="https://publications.waset.org/abstracts/search?q=housing%20project" title=" housing project"> housing project</a>, <a href="https://publications.waset.org/abstracts/search?q=ministry%20of%20housing%20and%20local%20government" title=" ministry of housing and local government"> ministry of housing and local government</a>, <a href="https://publications.waset.org/abstracts/search?q=causes%20and%20effect" title=" causes and effect"> causes and effect</a> </p> <a href="https://publications.waset.org/abstracts/22620/the-causes-and-effects-of-housing-project-abandonment-in-malaysia" class="btn btn-primary btn-sm">Procedia</a> <a href="https://publications.waset.org/abstracts/22620.pdf" target="_blank" class="btn btn-primary btn-sm">PDF</a> <span class="bg-info text-light px-1 py-1 float-right rounded"> Downloads <span class="badge badge-light">540</span> </span> </div> </div> <div class="card paper-listing mb-3 mt-3"> <h5 class="card-header" style="font-size:.9rem"><span class="badge badge-info">6044</span> A Comparative Analysis of Residential Quality of Public and Private Estates in Lagos</h5> <div class="card-body"> <p class="card-text"><strong>Authors:</strong> <a href="https://publications.waset.org/abstracts/search?q=S.%20Akinde">S. The population continues to increase and the demand for quality housing increases probably at the same rate. Several kinds of houses serve various purposes; the objectives of the low cost housing schemes as the name suggests is to make houses quality to both the middle and lower classes of people in Lagos. A casual look into the study area of Iba Low Cost Housing Estate and the Unity Low Cost Housing Estate, Ojo and Alimosho respectively in Lagos State have shown a huge demands for houses. The study area boasts of a large population all engaged in various commercial activities with income at various levels. It would be fair to say that these people are mainly of the middle class and lower class. This means the low cost housing scheme truly serves these purposes. A Low Cost Housing Scheme of Iba which is publicly owned and Low Cost Housing Scheme of Unity Estate (UE) is privately owned. <p class="card-text"><strong>Keywords:</strong> <a href="https://publications.waset.org/abstracts/search?q=housing" title="housing">housing</a>, <a href="https://publications.waset.org/abstracts/search?q=residential%20quality" title=" residential quality"> residential quality</a>, <a href="https://publications.waset.org/abstracts/search?q=low%20cost%20housing%20scheme" title=" low cost housing scheme"> low cost housing scheme</a>, <a href="https://publications.waset.org/abstracts/search?q=public" title=" public"> public</a>, <a href="https://publications.waset.org/abstracts/search?q=private%20estates" title=" private estates"> private estates</a> </p> <a href="https://publications.waset.org/abstracts/33438/a-comparative-analysis-of-residential-quality-of-public-and-private-estates-in-lagos" class="btn btn-primary btn-sm">Procedia</a> <a href="https://publications.waset.org/abstracts/33438.pdf" target="_blank" class="btn btn-primary btn-sm">PDF</a> <span class="bg-info text-light px-1 py-1 float-right rounded"> Downloads <span class="badge badge-light">563</span> </span> </div> </div> <div class="card paper-listing mb-3 mt-3"> <h5 class="card-header" style="font-size:.9rem"><span class="badge badge-info">6043</span> The Impact of Public Open Space System on Housing Price in Chicago</h5> <div class="card-body"> <p class="card-text"><strong>Authors:</strong> <a href="https://publications.waset.org/abstracts/search?q=Si%20Chen">Si Chen</a>, <a href="https://publications.waset.org/abstracts/search?q=Le%20Zhang"> Le Zhang</a>, <a href="https://publications.waset.org/abstracts/search?q=Xian%20He"> Xian He</a> </p> <p class="card-text"><strong>Abstract:</strong></p> The research explored the influences of public open space system on housing price through hedonic models, in order to support better open space plans and economic policies. We have three initial hypotheses: 1) public open space system has an overall positive influence on surrounding housing prices. 2) Different public open space types have different levels of influence on motivating surrounding housing prices. 3) Walking and driving accessibilities from property to public open spaces have different statistical relation with housing prices. Cook County, Illinois, was chosen to be a study area since data availability, sufficient open space types, and long-term open space preservation strategies. We considered the housing attributes, driving and walking accessibility scores from houses to nearby public open spaces, and driving accessibility scores to hospitals as influential features and used real housing sales price in 2010 as a dependent variable in the built hedonic model. Through ordinary least squares (OLS) regression analysis, General Moran’s I analysis and geographically weighted regression analysis, we observed the statistical relations between public open spaces and housing sale prices in the three built hedonic models and confirmed all three hypotheses. <p class="card-text"><strong>Keywords:</strong> <a href="https://publications.waset.org/abstracts/search?q=hedonic%20model" title="hedonic model">hedonic model</a>, <a href="https://publications.waset.org/abstracts/search?q=public%20open%20space" title=" public open space"> public open space</a>, <a href="https://publications.waset.org/abstracts/search?q=housing%20sale%20price" title=" housing sale price"> housing sale price</a>, <a href="https://publications.waset.org/abstracts/search?q=regression%20analysis" title=" regression analysis"> regression analysis</a>, <a href="https://publications.waset.org/abstracts/search?q=accessibility%20score" title=" accessibility score"> accessibility score</a> </p> <a href="https://publications.waset.org/abstracts/114572/the-impact-of-public-open-space-system-on-housing-price-in-chicago" class="btn btn-primary btn-sm">Procedia</a> <a href="https://publications.waset.org/abstracts/114572.pdf" target="_blank" class="btn btn-primary btn-sm">PDF</a> <span class="bg-info text-light px-1 py-1 float-right rounded"> Downloads <span class="badge badge-light">133</span> </span> </div> </div> <div class="card paper-listing mb-3 mt-3"> <h5 class="card-header" style="font-size:.9rem"><span class="badge badge-info">6042</span> Residencial Inclusion Strategies for Homeless Immigrants: The Case of Spain</h5> <div class="card-body"> <p class="card-text"><strong>Authors:</strong> <a href="https://publications.waset.org/abstracts/search?q=Raluca%20Cosmina%20Budian">Raluca Cosmina Budian</a> </p> <p class="card-text"><strong>Abstract:</strong></p> The homeless population in Spain, particularly among immigrants, has been a persistent and multifaceted issue. However, understanding the effectiveness of these policies requires insight from the very individuals and professionals directly impacted by or involved in their execution. This research sheds light on national strategies (The 2015-2020 Comprehensive National Strategy for the Homeless and National Strategy to Combat Homelessness in Spain 2023-2030) aimed at tackling homelessness in Spain, with a focus on the evolving landscape of housing public policies and their relationship with the homeless population. We investigate how these strategies have transformed over time and their impact on the inclusion of this vulnerable group. Furthermore, we explore the perspectives of homeless immigrants, distinguishing between those with an extended residency in Spain and those who have more recently arrived (less than 2 years); and distinguishing between women and men. Additionally, we incorporate insights from 13 interviews with professionals dedicated to serving the homeless population. These insights offer a deeper understanding of the intricacies of current homelessness service provision. Our findings reveal the complex dynamics of providing services to homeless individuals, and the importance of aligning these efforts with the broader national strategies for tackling homelessness. Drawing on a comprehensive dataset, we offer a nuanced view of the challenges and successes in implementing inclusive housing policies in the Spanish context. Our research highlights the importance of collaboration between policy makers, service providers and advocates to create a cohesive and effective approach. By fostering such collaboration, we aim to create a more inclusive and comprehensive strategy to address homelessness in Spain and possible affordable housing proposals for this vulnerable group. It´s only underscores the importance of tailored approaches but also contributes to the broader discourse on housing public policies' ability to address homelessness and foster integration. We suggest that a more comprehensive approach, considering the unique needs of immigrants and working in collaboration with professionals in the field, is essential for the development of effective strategies to combat homelessness and ensure the right to adequate housing for all. <p class="card-text"><strong>Keywords:</strong> <a href="https://publications.waset.org/abstracts/search?q=housing" title="housing">housing</a>, <a href="https://publications.waset.org/abstracts/search?q=homeless" title=" homeless"> homeless</a>, <a href="https://publications.waset.org/abstracts/search?q=public%20policy" title=" public policy"> public policy</a>, <a href="https://publications.waset.org/abstracts/search?q=Spain" title=" Spain"> Spain</a> </p> <a href="https://publications.waset.org/abstracts/175569/residencial-inclusion-strategies-for-homeless-immigrants-the-case-of-spain" class="btn btn-primary btn-sm">Procedia</a> <a href="https://publications.waset.org/abstracts/175569.pdf" target="_blank" class="btn btn-primary btn-sm">PDF</a> <span class="bg-info text-light px-1 py-1 float-right rounded"> Downloads <span class="badge badge-light">75</span> </span> </div> </div> <div class="card paper-listing mb-3 mt-3"> <h5 class="card-header" style="font-size:.9rem"><span class="badge badge-info">6041</span> Evaluation of Suitable Housing System for Adoption in Addis Ababa</h5> <div class="card-body"> <p class="card-text"><strong>Authors:</strong> <a href="https://publications.waset.org/abstracts/search?q=Yidnekachew%20Daget">Yidnekachew Daget</a>, <a href="https://publications.waset.org/abstracts/search?q=Hong%20Zhang"> Hong Zhang</a> </p> <p class="card-text"><strong>Abstract:</strong></p> The decision-making process in order to select the suitable housing system for application in housing construction has been a challenge for many developing countries. Now, in the regions of the country all forms of housing problem are present - housing mismatch to sanitary and hygienic standards, overcrowding, forced residence in financially burdensome housing, homelessness, -although the extent of these symptoms varies widely. Heterogeneity of regional conditions in combination with specifics of regional housing situation requires to concentrate the study of housing problem on the regional level. Traditionally housing market and mortgage are considered as the instruments of housing problem solving. The question arises how the housing market and mortgage market contribute to solving the housing problem in the regions of Russia. Though the purchase of dwelling in ownership should not be regarded as a universal method of the housing problem solving, the purchase of dwelling both by own funds or by use of mortgage can reduce the problem and enhance public satisfaction of living conditions. The aim of the study is to identify differences and similarities in the development of regional housing markets and mortgage lending in the regions of Russia and to evaluate their impact on the status of the housing problem. To achieve the aim of the study the methods of correlation and regression analysis are used. The data of federal statistics constitutes the information base of research. The results of the study contribute to better understanding of the interrelations in housing sphere and can be used to work out social and economic development programs in the regions. <p class="card-text"><strong>Keywords:</strong> <a href="https://publications.waset.org/abstracts/search?q=housing%20market" title="housing market">housing market</a>, <a href="https://publications.waset.org/abstracts/search?q=housing%20problem" title=" housing problem"> housing problem</a>, <a href="https://publications.waset.org/abstracts/search?q=mortgage" title=" mortgage"> mortgage</a>, <a href="https://publications.waset.org/abstracts/search?q=regional%20economy" title=" regional economy"> regional economy</a> </p> <a href="https://publications.waset.org/abstracts/43567/how-do-housing-market-and-mortgage-solve-the-housing-problem-in-russian-regions" class="btn btn-primary btn-sm">Procedia</a> <a href="https://publications.waset.org/abstracts/43567.pdf" target="_blank" class="btn btn-primary btn-sm">PDF</a> <span class="bg-info text-light px-1 py-1 float-right rounded"> Downloads <span class="badge badge-light">377</span> </span> </div> </div> <div class="card paper-listing mb-3 mt-3"> <h5 class="card-header" style="font-size:.9rem"><span class="badge badge-info">6039</span> A Dynamic Spatial Panel Data Analysis on Renter-Occupied Multifamily Housing DC</h5> <div class="card-body"> <p class="card-text"><strong>Authors:</strong> <a href="https://publications.waset.org/abstracts/search?q=Jose%20Funes">Jose Funes</a>, <a href="https://publications.waset.org/abstracts/search?q=Jeff%20Sauer"> Jeff Sauer</a>, <a href="https://publications.waset.org/abstracts/search?q=Laixiang%20Sun"> Laixiang Sun</a> </p> <p class="card-text"><strong>Abstract:</strong></p> This research examines determinants of multifamily housing development and spillovers in the District of Columbia. Incorporating economic sustainability in affordable housing in the development of the poorest of the poor's housing programs has become a major concern. This paper examines the affordability and economic sustainability of the poorest of the poor affordable housing in Debre Markos city. To address this, this study uses both quantitative and qualitative methods, Using a questionnaire survey, Interviews, field observation, household survey, and Pearson correlation analysis. The findings show that households in the expansion area have lower monthly incomes than in the past, but they are satisfied with the housing quality, rental pricing, and tenure security of their homes. This demonstrates in providing affordable housing for the poorest of the poor the location of the houses must be considered in order to have affordable and economically sustainable development. The findings show that housing is not truly affordable if it is in an inaccessible place with a long commute to work, high transportation expenditures, and land use that is homogeneous. Increasing the supply of affordable housing in accessible locations helps the poorest of the poor achieve multiple planning objectives: it reduces transportation costs, improves incomes, provides infrastructure, and reduces the distance to the work area. <p class="card-text"><strong>Keywords:</strong> <a href="https://publications.waset.org/abstracts/search?q=housing" title="housing">housing</a>, <a href="https://publications.waset.org/abstracts/search?q=affordable%20housing" title=" affordable housing"> affordable housing</a>, <a href="https://publications.waset.org/abstracts/search?q=economic%20sustainability" title=" economic sustainability"> economic sustainability</a>, <a href="https://publications.waset.org/abstracts/search?q=the%20poorest%20of%20the%20poor%20housing" title=" the poorest of the poor housing"> the poorest of the poor housing</a> </p> <a href="https://publications.waset.org/abstracts/186702/affordable-housing-and-economic-sustainability-the-case-of-the-poorest-of-the-poor-housing-in-debre-markos-city" class="btn btn-primary btn-sm">Procedia</a> <a href="https://publications.waset.org/abstracts/186702.pdf" target="_blank" class="btn btn-primary btn-sm">PDF</a> <span class="bg-info text-light px-1 py-1 float-right rounded"> Downloads <span class="badge badge-light">50</span> </span> </div> </div> <div class="card paper-listing mb-3 mt-3"> <h5 class="card-header" style="font-size:.9rem"><span class="badge badge-info">6037</span> Sustainable Affordable Housing Development in Indonesia</h5> <div class="card-body"> <p class="card-text"><strong>Authors:</strong> <a href="https://publications.waset.org/abstracts/search?q=Gina%20Cynthia%20Raphita%20Hasibuan">Gina Cynthia Raphita Hasibuan</a> </p> <p class="card-text"><strong>Abstract:</strong></p> The housing sector in Indonesia is in critical condition where majority of low-income citizens live in substandard dwellings, and the number housing backlog is increasing every year. The housing problem becomes more urgent when the term 'sustainability' is considered, and sustainable affordable housing is yet to gain its successful implementation. Global urbanization develops fastest in developing countries like Indonesia where informal settlements are rapidly escalating, hence, making sustainable affordable housing strategies very critical in this context. The problem in developing countries like Indonesia lies on the institutional capacity of newly-established local governments having greater power to determine a development policy but apparently still lacking institutional capability and coordination with the central government and collaborative governance are still not established yet. The concept of upgrading informal settlements are seen changed over time and inconsistent. Despite much research on theme such as sustainable housing concept within Indonesian context, there has been a dearth of research examining the role of collaborative governance, as the current approach still shows fragmented approach between the stakeholders and the lack of community participation as the end user, and thus this research attempts to fill the gap on the aforementioned problems. By using case study with multi-methods conducted in Jakarta, this research has an overall aim to critically assess the role of collaborative governance in addressing sustainable affordable housing in Indonesia and to understand informal settlements and interventions in Indonesia rather than imposing a framework from western perspectives. <p class="card-text"><strong>Keywords:</strong> <a href="https://publications.waset.org/abstracts/search?q=affordable%20housing" title="affordable housing">affordable housing</a>, <a href="https://publications.waset.org/abstracts/search?q=collaborative%20governance" title=" collaborative governance"> collaborative governance</a>, <a href="https://publications.waset.org/abstracts/search?q=sustainability" title=" sustainability"> sustainability</a>, <a href="https://publications.waset.org/abstracts/search?q=urban%20planning" title=" urban planning"> urban planning</a> </p> <a href="https://publications.waset.org/abstracts/73813/sustainable-affordable-housing-development-in-indonesia" class="btn btn-primary btn-sm">Procedia</a> <a href="https://publications.waset.org/abstracts/73813.pdf" target="_blank" class="btn btn-primary btn-sm">PDF</a> <span class="bg-info text-light px-1 py-1 float-right rounded"> Downloads <span class="badge badge-light">410</span> </span> </div> </div> <div class="card paper-listing mb-3 mt-3"> <h5 class="card-header" style="font-size:.9rem"><span class="badge badge-info">6036</span> Sustainability of Urban Affordable Housing in Malaysia</h5> <div class="card-body"> <p class="card-text"><strong>Authors:</strong> <a href="https://publications.waset.org/abstracts/search?q=Lim%20Poh%20Im">Lim Poh Im</a> </p> <p class="card-text"><strong>Abstract:</strong></p> This paper examines the current strategic and planning issues in the provision of affordable housing in urban centres in Malaysia from the perspective of sustainability. Sustainability here refers to social sustainability such as the need to address urban poverty and ensure better quality of life; economic sustainability in ensuring that the financial mechanisms are healthy and stable in the long-run, and to a lesser extent, environmental sustainability in reducing pollution related problems and building footprint. The Malaysian affordable housing sector has undergone tremendous transformations since the sixties, transcending from the earlier social housing catering to the poorer strata of the society, to the current state of housing woes plaguing the young urban middle class. The increase in urban land prices and construction costs, coupled with rampant property speculative and manipulative activities have resulted in situations of housing that are largely unaffordable even to the middle income sector of the urban populations. To overcome such scenario, the public as well as private sectors in the recent years, have came up with various intermediate, as well as medium-term policies aimed to curb the burning housing needs of the urban populations. Key strategies include financial intervention in regulating the interests rates, imposing property gain taxes; loosening the requirement for density and other planning requirements, faster approval of projects, compulsory contribution from developers, etc. Some of the policies are commendable, while others are ad-hoc by nature, and are not able to resolve the long-term socio-economic challenges. This paper discusses and examines the issues from the ‘sustainability’ perspective, focusing on key fiscal, land use and planning policies, as well as the more subtle (but important) political and institutional factors shaping the provision of mass housing for the urban populations in Malaysia. <p class="card-text"><strong>Keywords:</strong> <a href="https://publications.waset.org/abstracts/search?q=affordable%20housing" title="affordable housing">affordable housing</a>, <a href="https://publications.waset.org/abstracts/search?q=urban%20housing" title=" urban housing"> urban housing</a>, <a href="https://publications.waset.org/abstracts/search?q=sustainable%20housing" title=" sustainable housing"> sustainable housing</a>, <a href="https://publications.waset.org/abstracts/search?q=planning%20for%20urban%20housing" title=" planning for urban housing"> planning for urban housing</a> </p> <a href="https://publications.waset.org/abstracts/32341/sustainability-of-urban-affordable-housing-in-malaysia" class="btn btn-primary btn-sm">Procedia</a> <a href="https://publications.waset.org/abstracts/32341.pdf" target="_blank" class="btn btn-primary btn-sm">PDF</a> <span class="bg-info text-light px-1 py-1 float-right rounded"> Downloads <span class="badge badge-light">443</span> </span> </div> </div> <div class="card paper-listing mb-3 mt-3"> <h5 class="card-header" style="font-size:.9rem"><span class="badge badge-info">6035</span> The Impact of Institutional and Organizational Change on Social Housing Organizations and Their Stakeholders</h5> <div class="card-body"> <p class="card-text"><strong>Authors:</strong> <a href="https://publications.waset.org/abstracts/search?q=Farnoosh%20Faal">Farnoosh Faal</a> </p> <p class="card-text"><strong>Abstract:</strong></p> Institutional and organizational change in social housing organizations can have a significant impact on both the organizations themselves and their stakeholders. There are many such refugee settlements in Bangladesh, particularly in Dhaka where they often live in dire conditions, facing discrimination from mainstream society. Their camps have become slums. Housing for urban refugee is still not a strategic concern for overall housing policy of Dhaka. The study has been conducted in a significant refugee settlement located in Mirpur-11, Dhaka, to observe their way of living in these camps to understand the socio-cultural aspects that are shaping their settlement morphology, hence to identify the key issues of their built environment to suggest an inclusive and sustainable housing solution for improving their life in urban environment. The methods included first-hand data collection on their household spaces and community spaces accompanied with the overall spatial organization of the settlement pattern which later on followed by a semi-structured interview with randomly selected samples from the camp dwellers to get users’ feedback on the research aspects. The outcome of the study will help initiating housing strategies as well as formulating design issues for this case specific inhabitants of urban Dhaka. <p class="card-text"><strong>Keywords:</strong> <a href="https://publications.waset.org/abstracts/search?q=Bihari%20camp" title="Bihari camp">Bihari camp</a>, <a href="https://publications.waset.org/abstracts/search?q=Dhaka" title=" Dhaka"> Dhaka</a>, <a href="https://publications.waset.org/abstracts/search?q=housing%20strategy" title=" housing strategy"> housing strategy</a>, <a href="https://publications.waset.org/abstracts/search?q=the%20way%20of%20living" title=" the way of living"> the way of living</a>, <a href="https://publications.waset.org/abstracts/search?q=urban%20refugee" title=" urban refugee"> urban refugee</a> </p> <a href="https://publications.waset.org/abstracts/97749/housing-and-urban-refugee-an-introspective-study-on-bihari-camp-of-mirpur-dhaka" class="btn btn-primary btn-sm">Procedia</a> <a href="https://publications.waset.org/abstracts/97749.pdf" target="_blank" class="btn btn-primary btn-sm">PDF</a> <span class="bg-info text-light px-1 py-1 float-right rounded"> Downloads <span class="badge badge-light">171</span> </span> </div> </div> <div class="card paper-listing mb-3 mt-3"> <h5 class="card-header" style="font-size:.9rem"><span class="badge badge-info">6033</span> Socio-Cultural Behaviors of Individuals in High-Rise Housing</h5> <div class="card-body"> <p class="card-text"><strong>Authors:</strong> <a href="https://publications.waset.org/abstracts/search?q=Raweyah%20Al-Sedairawi">Raweyah Al-Sedairawi</a> </p> <p class="card-text"><strong>Abstract:</strong></p> While high-rise housing detained massive negative connotations on several societies and well-being, this typology did deliver housing demand efficiently. Despite its adverse reference due to declining precedents, high-rise housing is still in global demand. Yet the suitability of this typology is still questioned. In this research, the suitability of high-rise housing as a socio-culturally sustainable solution to meet housing demands will be examined. By questioning what is the potential of high-rise housing as a socio-culturally sustainable solution for housing demands, the research will examine some high-rise housing practices. Through reviewing the literature on the origins of high-rise housing, how and why they were developed, some unsuccessful cases, and some successful cases, with the identification of factors for successful high-rise living. Thus, the research groundings will materialize from existing patterns of housing demands. Whilst most of the literature covers the housing market from an economic, real estate, and political perspective, there is less amount that discloses occupants’ reactions towards this typology and its appropriateness for the reason that income controls individuals’ choices. To bridge the gap, the prospect of implementing the study would be effective. This will be applied through a mixture of a qualitative and a quantitative methodology by conducting questionnaires and focus groups on existing cases of high-net-worth residential towers. <p class="card-text"><strong>Keywords:</strong> <a href="https://publications.waset.org/abstracts/search?q=architecture" title="architecture">architecture</a>, <a href="https://publications.waset.org/abstracts/search?q=behaviors" title=" behaviors"> behaviors</a>, <a href="https://publications.waset.org/abstracts/search?q=high-rise" title=" high-rise"> high-rise</a>, <a href="https://publications.waset.org/abstracts/search?q=socio-cultural" title=" socio-cultural"> socio-cultural</a>, <a href="https://publications.waset.org/abstracts/search?q=sustainability" title=" sustainability"> sustainability</a> </p> <a href="https://publications.waset.org/abstracts/166323/socio-cultural-behaviors-of-individuals-in-high-rise-housing" class="btn btn-primary btn-sm">Procedia</a> <a href="https://publications.waset.org/abstracts/166323.pdf" target="_blank" class="btn btn-primary btn-sm">PDF</a> <span class="bg-info text-light px-1 py-1 float-right rounded"> Downloads <span class="badge badge-light">88</span> </span> </div> </div> <div class="card paper-listing mb-3 mt-3"> <h5 class="card-header" style="font-size:.9rem"><span class="badge badge-info">6032</span> The Rational Mode of Affordable Housing Based on the Special Residence Space Form of City Village in Xiamen</h5> <div class="card-body"> <p class="card-text"><strong>Authors:</strong> <a href="https://publications.waset.org/abstracts/search?q=Pingrong%20Liao">Pingrong Liao</a> </p> <p class="card-text"><strong>Abstract:</strong></p> Currently, as China is in the stage of rapid urbanization, a large number of rural population have flown into the city and it is urgent to solve the housing problem. Xiamen is the typical city of China characterized by high housing price and low-income. Due to the government failed to provide adequate public cheap housing, a large number of immigrants dwell in the informal rental housing represented by the "city village". Comfortable housing is the prerequisite for the harmony and stability of the city. Therefore, with "city village" and the affordable housing as the main object of study, this paper makes an analysis on the housing status, personnel distribution and mobility of the "city village" of Xiamen, and also carries out a primary research on basic facilities such as the residential form and commercial, property management services, with the combination of the existing status of the affordable housing in Xiamen, and finally summary and comparison are made by the author in an attempt to provide some references and experience for the construction and improvement of the government-subsidized housing to improve the residential quality of the urban-poverty stricken people. In this paper, the data and results are collated and quantified objectively based on the relevant literature, the latest market data and practical investigation as well as research methods of comparative study and case analysis. Informal rental housing, informal economy and informal management of "city village" as social-housing units in many ways fit in the housing needs of the floating population, providing a convenient and efficient condition for the flowing of people. However, the existing urban housing in Xiamen have some drawbacks, for example, the housing are unevenly distributed, the spatial form is single, the allocation standard of public service facilities is not targeted to the subsidized object, the property management system is imperfect and the cost is too high, therefore, this paper draws lessons from the informal model of city village”, and finally puts forward some improvement strategies. <p class="card-text"><strong>Keywords:</strong> <a href="https://publications.waset.org/abstracts/search?q=urban%20problem" title="urban problem">urban problem</a>, <a href="https://publications.waset.org/abstracts/search?q=urban%20village" title=" urban village"> urban village</a>, <a href="https://publications.waset.org/abstracts/search?q=affordable%20housing" title=" affordable housing"> affordable housing</a>, <a href="https://publications.waset.org/abstracts/search?q=living%20mode" title=" living mode"> living mode</a>, <a href="https://publications.waset.org/abstracts/search?q=Xiamen%20constructing" title=" Xiamen constructing"> Xiamen constructing</a> </p> <a href="https://publications.waset.org/abstracts/67475/the-rational-mode-of-affordable-housing-based-on-the-special-residence-space-form-of-city-village-in-xiamen" class="btn btn-primary btn-sm">Procedia</a> <a href="https://publications.waset.org/abstracts/67475.pdf" target="_blank" class="btn btn-primary btn-sm">PDF</a> <span class="bg-info text-light px-1 py-1 float-right rounded"> Downloads <span class="badge badge-light">245</span> </span> </div> </div> <div class="card paper-listing mb-3 mt-3"> <h5 class="card-header" style="font-size:.9rem"><span class="badge badge-info">6031</span> Estimation of Break Points of Housing Price Growth Rate for Top MSAs in Texas Area</h5> <div class="card-body"> <p class="card-text"><strong>Authors:</strong> <a href="https://publications.waset.org/abstracts/search?q=Hui%20Wu">Hui Wu</a>, <a href="https://publications.waset.org/abstracts/search?q=Ye%20Li"> Ye Li</a> </p> <p class="card-text"><strong>Abstract:</strong></p> Applying the structural break estimation method proposed by Perron and Bai (1998) to the housing price growth rate of top 5 MSAs in the Texas area, this paper estimated the structural break date for the growth rate of housing prices index. As shown in the estimation results, the break dates for each region are quite different, which indicates the heterogeneity of the housing market in response to macroeconomic conditions. <p
